Project Beacon is a 44-story Corporate Headquarters tower for Mutual of Omaha in downtown Omaha, Nebraska, consisting of workplace, amenity, and building service areas, and an above-grade parking podium for 2,200 cars. The tower massing creates an elegant and slender silhouette on the Omaha skyline, with the east face of the tower extending through the podium to touch down on the sidewalk of 14th Street. The project serves as the visual terminus for the newly-redeveloped Gene Leahy Mall. Typical tower floor plates are approximately 24,500 GSF, with a stack of larger amenity floors serving as the base of the tower atop the podium.
The project will seek LEED Gold certification by the USGBC.
