This redevelopment of an existing municipal building in Washington DC occupies a full city block on Judiciary Square, northwest of the US Capitol Building. The redevelopment converts the former 1970’s headquarters for the Washington Metro Area Transit Authority into modern commercial office space. FAR and leasable areas are maximized with the horizontal extension of floor slabs at Floors 1-5 and vertical addition of four upper floors. The existing offset building core is demolished and replaced by a center core with modern elevators and mechanical systems to optimize lease depths and office planning efficiency. Structural design and alterations were coordinated with the existing Metro subway tunnel beneath the project to allow subway operations to continue uninterrupted during construction.
The existing concrete and glass brutalist-style building façade is replaced by a more energy efficient glass and stone façade that provides more daylight to the workplace and more expansive views to the exterior. Added amenities include new accessible roof terraces, including a penthouse amenity space with views of the Capitol Building, and a fitness center.
The project is seeking LEED Gold certification by the USGBC.
